• 1988 was the worst year for foreclosures in Colorado Springs when there was 1 foreclosure per 165 people.  In 2007, there was 1 forclosure for every 261 people.
• Nationwide 97.5% of all mortgages are CURRENT.  Nationwide only 2.5% of all mortgages are in default.
• Of all foreclosures in the country, most are concentrated in 5 states: 1) California, 2) Florida, 3) Ohio, 4) Texas, and 5) Michigan.
• Interest rates are at historic lows!  What a great time to buy!
• While appreciation was not seen in 2007, the market only decreased .3% (not 3%)
• The average price of a home in 1995 was $133,915.  In 2007, the average sales price was $243,160.

• Similar market to 2007 with around 9,000 homes expected to sell
• Banks will continue to be adjusting with short sales and we may have an estimated 3,000 foreclosures
• Speculative building will decrease and investors will jump into the market because Colorado Springs has become more affordable with the lowest priced homes in 3 years!
